Berlin spans twelve boroughs with sharply different building stock: Gründerzeit period buildings in Prenzlauer Berg and Friedrichshain, post-war blocks in Neukölln and Wedding, new build mostly on the eastern edge. Investors should know the rent-cap history — the state law was struck down by the Federal Constitutional Court in 2021, and the regulation debate did not end there.
